Residential Tenancy Agreement

Assured Shorthold Tenancies (ASTs) are a type of residential tenancy agreement commonly used in the United Kingdom. They represent the most common form of tenancy arrangement for private rented accommodation. ASTs were introduced by the Housing Act 1988 and have since become the default legal framework for most private residential tenancies.

One key feature of ASTs is the fixed-term nature of the agreement, typically lasting for six or twelve months. During this period, both the landlord and the tenant are bound by the terms of the agreement, providing a level of security and predictability for both parties. At the end of the fixed term, the tenancy can be renewed, or it may transition into a periodic tenancy if neither party takes action to end or renew the agreement.

This provides landlords with a legal means to regain possession of their property without having to prove fault on the part of the tenant.
